Company Termoservice Ltd was registered on 28.06.2006. It is structured to
operate and perform in the
following directions and activities:
- Project Design and Management
- Green and Sustainable Building Performance
- Equipment service and maintenance, installation testing and balancing – in a
separate division (see item 4.)
Later on, the major accent of the services has been directed to facilitation
of Green building certification performance.
Considered separately, the
details of the company’s activities are as follows:
1. GREEN and SUSTAINABLE
Today, more and more
buildings are tending to certify themselves using LEED and BREEAM certification
systems. Following this trend of the green building industry, Termoservice team
has been developing its skills so that to adequately respond to this situation.
Thant’s why, recently after its registration, the company directed its
activities towards Green building industry. The major argument for this
decision was the profound experience already gained during the participation of
Termoservice team members in many and various HVAC design and installation
The company is
aware of the principles of developing projects that are
able to meet the requirements of the certification system LEED (Leadership in Energy and
Environmental Design), developed by USGBC (United States Green Building
Council). Along with the years of providing facilitation
services related to this rating system, some of Termoservice team members have
acquired the credential of LEED AP (Accredited Professional) - BD&C. The
company is also an official member of USGBC (United States Green Building
Council) since many years.
The other world popular rating system
BREEAM (Building Research Establishment Environmental Assessment Method),
has been also one of the direction, where Termoservice
developed some of its activities.

1.1. LEED Certification related:
1.1.1. ENERGY & ATMOSPHERE
a) Commissioning - Fundamental & Enhanced
The Commissioning services are an essential part of
the LEED certification process. This is a quality oriented
process, which is to be performed by independent professionals, reporting
directly to the Owner. The process is focusing upon verifying and documenting that
the facility and all of its systems and assemblies are planned, designed,
installed, tested, operated, and maintained to meet the Owner’s Project

been performing the role of Commissioning authority in more than 30 projects.

sophisticated measuring instruments including Thermal Imager and almost all
kind of Data loggers, Electrical and Airflow measuring devices. All electric
and thermodynamic values which are to be observed during an inspection of
buildings, are measured and registered.
b) Energy modeling
or Building simulation, especially the option “Whole-Building Energy
Simulation” is perhaps one of the most useful analyses one can do when
designing a green building. By means of Energy Modeling, it is possible to make
the immediate evaluation of the phenomena of action/reaction that allow the
study of multiple “what if” scenarios. For over 10 years, Termoservoice team
executes Energy simulations with advanced software for modeling, recognized by
ASHRAE, and suitable for LEED certification.
c) Renewable Energy Production
evaluating systems based on renewable energy sources, it is rarely possible this
to be integrated directly in the energy modeling software. The allowed by LEED
method is “Exceptional Calculation”. Termoservice has been applying this method
successfully to some renewable energy system such as:

1.1.2. INDOOR ENVIRONMENTAL QUALITY
a) Minimum Indoor Air Quality Performance
This is a
specific calculation procedure for verification that the minimum required
outdoor air is ensured for the occupants. It is established by LEED on a
calculation template and it is a mandatory provision for the certification
process. Thermoservice has been performing successfully this calculation for
over 30 projects.
b) Enhanced Indoor Air Quality Strategies –
details in LEED Reference Guide.
c) Thermal Comfort. This is a procedure
established to promote occupants’ productivity, comfort, and well-being by providing
quality thermal comfort. Termoservice has been providing this procedure by the
specialized software “ASHRAE Standard 55-2010 Comfort Model”.

Termoservice company is certified
by the Energy Efficiency Agency (EEA) to carry out energy audits and
certification of buildings in accordance with Art. 44
of the EEL (Energy Efficiency Law) in Bulgaria. The industrial projects audits
and certifications are also performed by the company with a partnership with
other firms having the respective certificate under ordinance
16-346. Termoservice company is in possetion of the specialized software EECalc for calculation of Energy Audit of buildings, established and
recognized by SEDA.
The activities established
by SEDA and performed by Termoservice are:

DESIGN and MANAGEMENT
The company has very big design experience and extensive design
project data base. For this contributes also the circumstance that Termoservice
was founded after the restructuring of the design engineering and service
departments of Thermocontrol, Total Air and Qualitair companies, whose
activities were related to the construction of some of the biggest projects in
Bulgaria during the period 1995 - 2006, in the field HVAC&R (heating,
ventilation, air conditioning and refrigeration) and the Automation control
systems belonging to them.
Leading HVAC&R designers are with over 30 years of continuous
experience and have a Masters degree in their branch. All members of the design
engineering team have full Licenses authority issued by KIIP (Association of
Engineers in Investment Design, Sofia, Bulgaria). The leading HVAC&R
designer is also a member of ASHRAE - American Society of Heating,
Refrigerating and Air-Conditioning Engineers.

2.1. HVAC&R Design - Heating, Ventilation, Air Conditioning and
designs HVAC systems in the following mannor: maximum efficiency, also with
using of renewable energy or energies, produced in the eco-compatible way. In
this sense, together with the compliance to the local norms, the systems
designed by Termoservice are following the guidelines of the
International rating systems, methodologies and standards, especially
ASHRAE USA, DIN Germany.
This includes also any kind of energy
optimized projects, using non-conventional and new energy sources such as
geothermal heat, waste heat, co-generation systems, biogas, energy recovery
concepts and more.

The Automation Control of HVAC
and other engineering systems is the “Brain”, which is running and managing

is aware that the optimal functioning of the building systems’

2.4. Project Management
In the dynamic design context,
Termoservice understands the importance of applying the
project concept in the construction stage of the building development. In general these services could be considered in two parts:
2.4.1. Tender Procedures
Tenderings developed by
Termoservice are prepared not only for projects designed by the company, but
also for projects designed by other firms. In a professionally prepared tender
documentation, the design solution is presented for bidding so as to encompass
all aspects of building installations and to avoid the addition of annexes for
missed work, preventing thus an unfair competition between prospective
contractors. The consulting activities contribute in presenting a solution for
the optimal choice of the installation system and a decision, applied to the selection
of suppliers and equipment, accompanied with MSS (Material
Sample Submittal) approval procedure. These activities are covering:

2.4.2. Project Management
Termoservice proposes and performs the activities associated with a management
of investment projects. These activities are directly related to the investor
as the project management company in fact replaces the investor in his contact
with the contractors. In today's practice, these activities are also known as
Investor's Control, Project Management, etc. Their range starts from the design
process through the construction of the building until to the issuance of an
operation permit (protocol model 16). Termoservice company can perform these
services not only within its basic design disciplines described herein, but also
for the entire scope of all trades included in the investment process, starting
from the architecture, whereby the requirements of the national building codes
are followed closely.
